Claiming ERE payouts for a VvE (Homeowners Association)

Everything you need to know about the ERE claiming process for HOAs

Written by Sjoerd Kortekaas

Shared charging infrastructures in apartment buildings and VvEs are highly eligible for ERE payouts. Because VvE setups involve a shared main electrical grid connection, the Dutch Emissions Authority (NEa) has strict rules about who can register. Through E-Flux's partnership with Voltico, we have automated the compliance and payout process specifically for complex VvE environments.

⚠️ The golden rule for VvEs

  • Only the official VvE/HOA Administrator can register the grid connection.

  • Individual residents who own or use a parking space in a shared HOA/VvE garage cannot sign up individually to claim these payouts. The registration must be handled centrally by the authorised VvE board or property manager.

  • Are you a resident/driver? If you log in with a personal charge-card account, no chargers will appear. Please forward this guide to your VvE Administrator so they can onboard the shared building connection from the main CPO dashboard.

What you'll need before you start

To make the registration process as smooth as possible, have the following ready:

  • A PDF copy of a recent energy bill from your current energy supplier (max. 3 months old), clearly showing your name, address and EAN code.

  • Last 6 digits of your meter code.

  • A valid ID document for the identity check. The name on this ID should match your provided contact details and the name on the energy bill.

  • Business details (KvK and VAT number) for B2B or VvE/HOA accounts.

  • A valid IBAN.

If you are an authorised VvE Administrator, follow these steps:

  1. Launch the quick scan: Use the sign up link here or click the ERE registration banner in your E-Flux dashboard and select the Business / VvE option.

  2. Provide VvE credentials: Enter the VvE's Chamber of Commerce number (KvK-nummer) and the official business IBAN where you want the payouts to be sent.

  3. Verify your identity: Complete the automated digital identity check to confirm your authorisation to sign on behalf of the VvE.

  4. Grid and utility verification (Meter Code + Energy bill): Input the meter code (the physical serial number on the VvE's main utility meter) and upload a copy of the VvE's recent energy bill (no older than 3 months). This proves the VvE holds the grid connection and ensures full compliance with Dutch Emissions Authority (NEa) requirements.

  5. Sign and sync: Digitally sign the agreement. Your E-Flux transaction logs will begin syncing to Voltico, and you will receive a PDF of the signed contract via email.

VvE rules and limitations

  • One connection, one claim. This means only one master account can claim the main grid connection. Individual residents can't make separate ERE claims on the same shared grid connection.

  • Retroactive claims. Once registered, your VvE's eligible charging sessions from 1 January 2026 onwards are automatically included in your payout calculations.

  • Voltico manages the trading of your ERE certificates and issues a single, lump-sum payout directly to the VvE's primary bank account. You retain 80% of your annual ERE yield (Voltico takes a 20% service fee), with the option to cancel annually with at least one month's notice before the end of each calendar year. Voltico does not split payments per resident; if your VvE board decides to distribute proceeds or reimburse individual residents based on their specific charging sessions, that logic must be managed internally by the VvE (e.g., via your E-Flux by Road platform settings).

  • Keep the sync active. If you accidentally revoke consent or disconnect the Voltico link in your E-Flux settings, all VvE payouts will stop immediately. If a disconnect happens, look for the warning banner on your dashboard to reconnect.
